PLANNING CONSENT
We are aware of a previous planning application that was refused in 1999 to rebuild the farmhouse to its previous size and appearance. To our knowledge no other applications have been made.

The land is sold including the burden of and subject to all existing rights of way, all rights of continuance of any supply of water, gas or electricity, all rights for drainage and sewerage and any other pipeline over or under ground, together with all necessary rights of access and maintenance, renewal and repair of any apparatus or constructions in connection with such rights.

RIGHTS OF WAY
We are aware of a public footpath which is detailed within the plan. Following initial discussions previously held with the local authority, it was indicated that it may be possible to move the footpath around the site of the former farmhouse, although potential purchasers should seek to clarify for themselves the validity of any proposal.
